DMV Foundation Solutions

A Springfield, VA homeowner was dealing with a bowing basement foundation wall along with moisture concerns. Because the wall was showing signs of inward movement, the project required more than simply addressing water intrusion.

DMV Foundation Solutions reinforced the affected CMU foundation wall with carbon fiber reinforcement while also installing an interior French drain and waterproofing system to help manage moisture and reduce water-related pressure around the foundation. We serve homeowners across Northern Virginia and the surrounding DMV area.

The Challenge: A Bowing Basement Wall & Moisture Concerns in Springfield, VA

The homeowner contacted DMV Foundation Solutions after noticing concerns with the condition of their basement foundation wall.

During the inspection, the CMU wall showed visible signs of bowing and inward movement. The wall was also located in an area where moisture management was a concern, making it important to address both the structural condition of the wall and the basement’s drainage.

Bowing basement walls can occur when prolonged soil and water pressure acts against the foundation. DMV Foundation Solutions’ approach is to evaluate the wall movement alongside drainage and water intrusion rather than treating the visible symptoms alone. If you’re curious how heavy rain contributes, see why basement walls bow after heavy rain.

Our Inspection Findings: A Bowing CMU Foundation Wall

The foundation wall was constructed of concrete masonry units (CMU) and showed noticeable bowing along the basement wall.

A level was used during the evaluation to help document the wall’s condition. The wall was evaluated to determine whether steel I-beam reinforcement or carbon fiber straps would be the most appropriate repair solution. With less than 2 inches of deflection, carbon fiber reinforcement was determined to be the best course of action for this wall. Because the wall was already showing movement, simply patching cracks or treating the moisture would not address the underlying structural concern.

The project therefore required a combination of wall reinforcement and basement drainage improvements.

Our Solution: Carbon Fiber Reinforcement, French Drain & Waterproofing

Scope of Work:

  • Carbon fiber reinforcement of the bowing CMU foundation wall
  • Interior French drain installation
  • Basement waterproofing
  • Drainage stone installation
  • Preparation and excavation along the interior foundation wall
  • Installation of a protective drainage/waterproofing membrane

Reinforcing the Bowing Foundation Wall

DMV Foundation Solutions first prepared the affected basement wall for structural reinforcement. Carbon fiber straps were installed vertically along the CMU wall to reinforce the masonry and help stabilize the wall against continued inward movement.

Carbon fiber is one of the wall-reinforcement systems DMV Foundation Solutions uses depending on the wall’s condition, severity of movement, and overall site conditions. You can read more in our guide to carbon fiber straps for foundation repairs.

Installing the Interior French Drain

Because water management was also part of the homeowner’s concerns, the basement floor along the foundation wall was opened to create space for the drainage system.

A French drain was installed along the interior perimeter to collect and redirect water away from the basement area. Learn more about open vs. closed French drains.

Waterproofing & Drainage Protection

The wall was also treated with a waterproofing/drainage system, including a dimpled drainage membrane and drainage stone.

Together, these components provide a way to manage moisture while helping protect the newly reinforced foundation wall. See our full basement waterproofing services.

The Outcome: A Reinforced & Better-Protected Basement

The completed project addressed both sides of the homeowner’s concern: the bowing foundation wall and the basement’s moisture management.

The carbon fiber reinforcement provides low-profile structural reinforcement along the affected CMU wall, while the French drain and waterproofing system provide a dedicated approach for managing water around the basement perimeter.

Rather than treating the bowing wall and moisture concerns as completely separate problems, DMV Foundation Solutions addressed them as part of one comprehensive foundation repair and waterproofing project. Why Address a Bowing Wall and Water Intrusion Together?

Water and drainage conditions can play an important role in foundation wall problems. Saturated soil can increase pressure against basement walls, while poor drainage can allow water to remain around the foundation.

That’s why a foundation repair project may require more than structural reinforcement alone. Depending on the home’s conditions, carbon fiber reinforcement, waterproofing, and drainage improvements can work together as part of a broader foundation protection strategy.

FAQs

Q: Why was carbon fiber used on this Springfield basement wall?

A: The CMU foundation wall was showing signs of bowing. Carbon fiber reinforcement was used to provide additional reinforcement and help stabilize the wall against further inward movement.

A: The French drain was installed to help collect and redirect water along the interior perimeter of the basement.

A: Waterproofing addresses moisture intrusion, but it does not replace structural wall reinforcement. In this project, the carbon fiber system addressed the wall movement while the drainage and waterproofing system addressed moisture management.

A: Yes. A foundation wall can have both structural and moisture-related concerns. DMV Foundation Solutions evaluates wall movement, water intrusion, and drainage conditions when determining the appropriate repair approach.

A: Horizontal cracks, visible bowing or bulging, leaning walls, stair-step masonry cracks, and water entering through foundation cracks can all be signs that a basement wall should be professionally evaluated.

A: Carbon fiber reinforcement and steel I-beam reinforcement are two of the most common repair options for bowing basement walls. The appropriate solution depends on factors such as the amount of wall deflection, wall condition, and accessibility. As a general guideline, carbon fiber can be a viable solution when deflection is less than 2 inches, while walls with 2 inches or more of deflection may require steel I-beam reinforcement. A professional evaluation is necessary to determine the appropriate repair for each wall.
