What Is Foundation Settlement?
How Soil Movement Can Sink Your Home
Foundation settlement occurs when the soil beneath your home shifts, sinks, or becomes unstable. In the DMV, clay-rich soils and poor drainage are common culprits. Our repair systems address these issues at the root, stopping further movement and restoring your home’s structural integrity.

Persistent water seepage after rain, even with interior systems in place
If you still see water coming through basement walls or floors despite having an interior waterproofing system, it means water is penetrating the foundation from the outside and needs to be stopped at the source.
Sinking or Sloping Floors
Often the result of soil movement and settlement.
Doors & Windows Misaligned
Gaps and sticking frames can signal structural movement.
Chimney or Porch Pulling Away
A common indicator of foundation sinking.
New Homes on Poor Soil
Ideal for stabilizing new construction on clay or fill soil.

What Homeowners Are Saying
See Why DMV Is a Trusted Local Name
Jake Gallagher2025-10-07 Logan and Gerald were quick to respond and very professional. J T2025-09-25 Russell Corigliano an DMV employee, came to my home for foundation repair estimate. Russell was very professional and customer service is the best. Maribel S.2025-09-25 There is a side yard within several feet of our house that we noticed was waterlogged during rain events and still wet during dry weather due to things beyond our control. We were concerned about the short and long term effect on our home’s foundation so we contacted DMV Foundation Solutions. Logan was very empathetic and got me set up with an appointment. Russell met with me, inspected the area and listened to my concerns and observations. He came up with a plan to mitigate it by creating a drainage system he described as a “water highway” with a dry creek near our house and then underground piping through the backyard. It gives water a path away from this vulnerable side of our house and moves it to our backyard so that the water that pooled near our house could instead drain closer to a nearby storm drain. This includes water from our south-facing downspouts which they tied into this system. He also designed spots within the system to allow easier access to clean and clear out clogs. I very much appreciated Russell’s forward thinking regarding maintenance. I had a lot of questions and Russell showed me examples of similar projects and answered lots of questions to help me understand the plan he had in mind. I thought it was really helpful to have that conversation ahead of receiving the proposal. When we had questions about the proposal, Russell helped to clarify and gave us more detail so we felt comfortable that we understood. Before our drainage project started we happened to have our tree service come by for an estimate. I asked their opinion and our arborist recommended that the pop up drain be placed a few feet from the original planned spot to prevent nearby trees from getting too much water. Russell was very open to that and Santos double checked with us the day he and Juan started the project to make sure they placed the pop up drain in the right spot. Santos and Juan worked diligently to create the dry creek in our front yard that was designed and installed in a way that was very specific to our situation. They continued to build the water highway under our fence and brick patio, through the backyard, incorporating our downspouts and installing the pop up drain at the end of the line. We appreciated Santos and Juan’s care for our yard and patio during this process. They were careful to set displaced dirt onto plastic so they were protecting surrounding areas and also setting aside the same dirt to fill in at the end. Our yard and brick patio look like they were never disturbed. Thank you to Logan, Geoff, Russell, Santos and Juan for your hard work through all phases of our project. We are relieved knowing that the dry creek and water highway is mitigating a situation that plagued us with worry about our foundation and home. We are grateful for their diligence and care for our project. We are so glad to know we have a trusted team to contact and recommend should we or anyone we know need help with home foundation issues. lina naik2025-09-12 Russell was amazing in pinpointing our water issues! Ravi Khanna2025-09-12 Russel was thorough and personable! Great company! Michael Penn2025-07-31 Thanks to Geoff, project Mgr., and his crew of T & Morisio (sp). The latter graded and sculptured a difficult gravel driveway that turned and twisted. These guys, without any grumblings, went over their work, at my request, several times to even out the smallest of imperfections. Geoff, without asking, adjusted the cost as the scope of work was less material and labor intensive. I would reach out to DMV again. And, they were always responsive to voice and email. Very professional. Michael Julie Witsken2025-07-25 We called DMV to assess what else we might need to do to waterproof our basement after a couple incidents of water in the basement after heavy rain. Russell came out and spent over an hour with us reviewing our situation. He was extremely knowledgeable and helpful. In the end, he advised that there were a couple of relatively simple things we could do that unfortunately for DMV did not require their services. We are very grateful for his honesty - many other companies would have gladly recommended and charged us for work we didn’t need. Even though we aren’t using DMV at this time, they will be our first call if anything ever changes, and we will recommend them without hesitation to anyone who could use them. Heidy Lopez2025-06-26 Awesome team of professional workers and very Knowledgeable! We look forward to working with them in future projects. Laura Smalligan2025-06-24 We had a crawl space filled with construction debris we wanted encapsulated and some window wells that were starting to crack. DMV Foundations did a great job from start to finish! Everything was very smooth, the crew was super friendly, and the project was completed on time. Highly recommend!
