How We Solved a Hidden Flooding Problem in an Old Town Alexandria Basement

When a historic Old Town Alexandria homeowner found his basement flooding despite a previous waterproofing system, he called DMV Foundation Solutions for help.

The Challenge: Chronic Basement Flooding in a Historic Old Town Alexandria Home

Michael had recently purchased a historic end-unit townhouse in the heart of Old Town Alexandria—an area known for its charm and its aging infrastructure and tricky groundwater issues. Soon after moving in, he discovered his basement flooded during heavy rains.

Our Inspection Findings: Water Intrusion, Drainage Issues & Failing Sump Pump

During our inspection, we discovered the source of the issue wasn’t the basement walls—it was hydrostatic pressure from below. Water was pushing up through the slab, overwhelming the previous waterproofing system.
Compounding the issue was an abandoned dewatering pit left beneath the slab from original construction. This pit, merely capped and forgotten, had become a groundwater funnel, allowing water to surge into the basement with every heavy rain.

Our Basement Waterproofing Solution: Interior Drain Tile and Sump Pump Upgrade

We designed and installed one of the most comprehensive interior drainage systems we’ve ever built in a residential property. Our approach included:
  • Demolishing and removing approximately half of the basement slab for full system access.
  • Removing all failed waterproofing components.
  • Installing a full under-slab drainage grid using 6″ perforated pipe with filter socks.
  • Backfilling with 6″ of #57 clean gravel to allow groundwater to flow freely beneath the slab.
  • Installing dimpled drainage matting along interior walls to assist with wall runoff.
  • Replacing the existing sump with a new PitBoss ¾ HP sump pump and Wi-Fi-enabled battery backup system.
  • Excavating and removing the abandoned dewatering pit.
  • Coordinating with the City of Alexandria for proper permitting and inspections.

Every step, from excavation to backfill, was documented, tested, and approved prior to slab pour-back.

The Outcome: A Permanently Dry Basement in Alexandria, VA

Once the system passed inspection and the slab was re-poured, our sister company took over for the finishing phase. This included:
  • Framing new interior walls
  • Hanging drywall and painting
  • Installing new flooring
The result: a dry, fully finished basement that’s both beautiful and protected for the long haul.

More than six months later, including a spring season with record rainfall, Michael’s basement remains bone dry. No leaks. No musty smells. No stress.
